The contract between you and Armour Homes Ltd for short-stay accommodation bookings. By making a booking, you confirm that you are over 18 and legally able to enter into this contract.

1. Bookings

A booking is confirmed when we have sent you a Booking Confirmation and received either full payment, a deposit as specified at the time of booking, or a successful pre-authorisation on your payment card for at least the value of any applicable cancellation fee.

If you have paid less than the total price of your stay, the balance is due on or before check-in unless we have agreed otherwise in writing. Your Booking Confirmation will set out the payment schedule.

Your Booking Confirmation includes a reservation number. Keep it and quote it in any communication with us about changes or cancellations.

2. Prices

Prices are quoted in GBP and are correct only for the dates, number of guests, and property specified in your Booking Confirmation. Any taxes applicable at the time of booking are shown separately and are subject to change if the law changes after your booking is confirmed.

If you have selected any extras (late check-out, early check-in, additional cleaning, extra guests, travel cot, etc.), the cost is included in the total shown on your Booking Confirmation.

The total price does not include anything you choose to buy or arrange during your stay that is not part of the confirmed booking.

3. Pricing errors

If a pricing error occurs and we cannot honour your booking at the confirmed price, we will tell you as soon as we reasonably can and refund the full amount paid. We will not be liable for any additional costs you incur as a result. This applies in particular to bookings made through third-party platforms or travel agencies where pricing may be relayed incorrectly.

4. Availability

In the rare event that we cannot accommodate you as confirmed, we will try to offer alternative accommodation of a similar standard. If the alternative costs more, you pay the difference. If it costs less, we refund the difference.

Self check-in is via a lockbox on the front porch. Your code is sent by email and SMS 48 hours before arrival, and is also available on your booking confirmation page.

If you need to check in later than 10pm, let us know in advance. If you arrive after the stated latest check-in time without telling us, or you do not arrive at all, we may treat the booking as cancelled under the cancellation terms in section 7 and release the property.

Late check-out and early check-in are subject to availability and must be agreed with us in advance. The £25 fee applies per request. If there is a same-day booking behind yours, late check-out is not available.

6. Amendments

If you need to change the dates, number of guests, or length of stay, contact us as early as you can. We will do our best to accommodate changes, but prices may change if the amendment affects the season, duration, or party size.

If we cannot accommodate your requested amendment and the change is requested before the cancellation deadline in your Booking Confirmation, you may cancel for a full refund. If the request is after the cancellation deadline, the cancellation terms in section 7 apply.

7. Cancellations

You can cancel your booking by replying to your Booking Confirmation email or by contacting us directly.

Short-term stays (up to 27 nights)

Cancellation deadline: 14 days before check-in.

If you cancel on or before the cancellation deadline, you will receive a full refund of all amounts paid, including any extras.

If you cancel after the cancellation deadline, the following charges apply:

If you do not arrive on the check-in date and have not contacted us to make alternative arrangements, we will treat the booking as a full cancellation and the property may be released. No refund will be due.

Long-term stays (28 nights or more)

Because long-term bookings are paid in full upfront and take the property off the market for an extended period, the following cancellation terms apply instead of the short-term policy above:

These terms reflect the fact that we cannot re-let the property for the full duration of a long-term booking once it has been held, and the upfront payment is allocated to fixed costs including rent, utilities, insurance, and cleaning schedules that cannot be recovered.

Cancellations by us

If we cancel your booking for reasons within our control (not force majeure), you will receive a full refund of all amounts paid. We will not be liable for indirect or consequential losses.

8. Payments

HS2 worker bookings are paid by bank transfer only. Payment is due at the time of booking or by the deadline stated in your booking confirmation.

Long-term bookings (28 nights or more): The full booking value must be paid upfront at the time of booking. No deposit-only option is available for stays of 28 nights or longer. This is because long stays take the property off the market for an extended period and we cannot hold dates without full payment.

For stays shorter than 28 nights, a deposit may be accepted as specified at the time of booking, with the balance due by the deadline stated in your booking confirmation. For HS2 deposit bookings that deadline is 15:00, 72 hours before check-in. If the balance is not paid by then, the booking is cancelled and the deposit is not refunded.

If the bank transfer is not received by the stated deadline, we may cancel the booking automatically.

Any balance remaining at the end of your stay, including additional goods or services purchased during your stay, must be settled before departure. If you leave without settling an outstanding balance, we reserve the right to charge the card used at booking.

We may pre-authorise your card for the value of any applicable cancellation fee at the time of booking. A pre-authorisation is not a charge and no money is taken from your account, but it may temporarily reduce your available credit limit. When you settle your bill, we will either charge the pre-authorised amount or cancel it and apply a new charge.

9. Your responsibilities during your stay

You are responsible for any damage or loss caused to the property or its contents during your stay, whether by you, your guests, or anyone you have invited in. You agree to pay on demand the reasonable cost of repairing or replacing anything damaged.

We reserve the right to terminate your booking immediately, without refund, if you or your guests engage in behaviour that causes significant disturbance or nuisance to neighbours, our staff, or our cleaners.

10. Our responsibilities

We take care to present our properties accurately on our website. If you have specific concerns about accessibility, health and safety, sleeping arrangements, or anything else that matters to your stay, contact us before booking and we will give you a straight answer.

Other than for death or personal injury caused by our negligence or fraudulent misrepresentation, our total liability to you is limited to the price of your booking. We are not liable for indirect or special damages, or for any failure caused by factors outside our reasonable control (weather, transport strikes, utility outages, etc.).

We recommend you take out travel insurance.

11. Data protection

We process the personal information you give us (name, phone, email, payment details) for the purpose of completing your booking and communicating with you about your stay.

Your data may be shared with third parties who operate parts of our service: our payment processors (Stripe and PayPal), our booking system, our cleaning staff (names and check-in details only), and our emergency contact service. We do not sell your data.

We may be required to disclose information to law enforcement, financial, or regulatory authorities if legally compelled to do so.

You have the right to request that we delete or return your personal data after the end of your stay, unless applicable law requires us to keep it longer. To make a request, contact us directly.

12. Governing law

These terms are governed by the laws of England and Wales. Any dispute arising from them will be subject to the exclusive jurisdiction of the courts of England and Wales.
